A ductless mini split is a heat pump that delivers heating and cooling through indoor units mounted in the rooms themselves, with no ductwork. Because every system is laid out around your rooms, the cost depends on the plan more than on the equipment brand alone.
Single-zone vs. multi-zone
Single-zone means one outdoor unit serving one indoor unit. It suits a single room, an addition, a garage conversion or an ADU.
Multi-zone means one outdoor unit serving several indoor units, or several systems working together. Each zone gets its own control. More zones mean more equipment, more line runs and more labor.
What affects the cost of a mini split installation?
- Number of indoor units. Open areas can sometimes share one unit. Separate rooms usually need their own.
- Indoor unit style. Wall-mounted units are the most common. Ceiling cassettes and floor units cost more to install but can look cleaner in some rooms.
- Outdoor unit capacity. Sized to the rooms it serves and how they are used.
- Line routing. Refrigerant lines, wiring and the condensate drain run between the indoor and outdoor units. Longer or more complicated routes take more time, and visible lines outside are usually covered with line-set covers.
- Wall and roof construction. Older homes, finished walls and tight spaces can make routing harder.
- Electrical. The outdoor unit needs its own circuit and disconnect. Panel capacity is checked on site.
- Equipment choice. We install Mitsubishi and other major brands. Model lines differ in features and efficiency.
Is ductless the right choice?
Ductless works especially well in homes with no ducts, additions and ADUs, rooms that never get comfortable, and homes heated by radiators or wall heaters. In some homes it can heat and cool the whole house. In others, it works best alongside an existing system. We will tell you which applies.
What to look for in a written mini-split estimate
- The number of indoor units, the style of each and the room it serves
- The outdoor unit model and capacity
- Where the refrigerant lines, wiring and drains will run, and whether line-set covers are included
- Condensate drainage for each indoor unit
- The electrical circuit and disconnect
- Controls for each zone
- Start-up and an operating check of every zone
Also check that the estimate names the equipment brand and model numbers, states the warranty terms in writing and notes anything that is not included.
How to request a project-specific quote
Call (650) 650-2653 or send a request with a few details, and we will get back to you within one business day. It helps to share:
- The rooms or spaces you want to heat and cool
- How the space is heated and cooled today
- Any plans for an addition, ADU or remodel
Jordan then walks the house with you, sizes each room, runs a load calculation and plans where each indoor unit and line should go. You get a properly engineered written quote with the layout, the equipment and clear pricing for each option. See our ductless mini-split page for what an installation includes.

Every home is different, so an accurate price starts with a visit to measure and calculate. Jordan personally handles every quote: he sizes the space, runs the load calculation and designs the system before he puts a number on paper. You deal with the owner, not a salesperson.
